Terms & Conditions
The following terms and conditions apply to all bookings made with Guisborough Hotels Limited, whether via our website (gisborough-hall.com), by telephone, or through other channels. For promotional bookings, please refer to the relevant additional terms and conditions.
When you make a booking, your contract (which includes these terms and conditions) will be with Guisborough Hotels Limited, located at Whitby Lane, Guisborough, TS14 6PT.

Important: Dinner reservations and spa treatments must be booked in advance of arrival. If your booking includes dinner or treatments, please reserve your preferred slot at the time of booking.
Booking Confirmation
Your booking will be confirmed once we issue a confirmation number. At this point, a contract will be formed between you and Guisborough Hotels Limited.
Guisborough Hotels Limited reserves the right to refuse any booking for legitimate reasons
Pricing and Rate Policies
All rates listed on our website, or quoted by telephone or other means, are subject to availability and include VAT. Prices may fluctuate depending on availability and demand and are subject to change without notice. Your price is guaranteed once you have been given a confirmation number.
The price of your stay, inclusive of VAT, will be confirmed at the time of booking and in your confirmation email. Please check your confirmation carefully and let us know immediately if anything is incorrect. Where there has been a clear pricing error, we reserve the right to charge the correct rate or to cancel the booking.
Advance Purchase Rates
- Available 7 days or more before arrival
- Must be fully prepaid at the time of booking
- Non-refundable and non-transferable
- The card used for booking must be presented at check-in. Failure to do so will require an alternative payment method.
Best Flexible BEDROOM Rates
- Available up until the day of arrival.
- Allow changes or cancellations up to 2pm on the day prior to arrival without charge.
- Cancellations after 2pm the day prior to arrival will incur a one-night room charge
Best Flexible SHEPHERD HUT Rates
- Available up until 72 hours prior to arrival
- Allow changes or cancellations up to 72 hours prior to arrival without charge
- Cancellations after 72 hours prior to arrival will incur a one-night room charge
Promotion & Partnership Rates
- Require a promotional code
- Separate terms and conditions may apply, which take precedence over these standard terms
Note: Prices do not include incidental charges, such as bar or external telephone use, which must be settled upon departure. If you fail to pay any such incidental charges, it is a condition of your contract with Guisborough Hotels Limited that you irrevocably authorise Guisborough Hotels Limited to debit your credit or debit card for the amount of any shortfall.
AVAILABILITY
During major sporting events, social events, conference and exhibitions certain rates may not be available. Certain dates may be subject to a minimum length of stay. All rates are subject to availability.
Cancellations
A cancellation number must be obtained to ensure that minimum charges are levied.
In the unlikely event that we have to change or cancel your reservation, we reserve the right to do so. However, you have the right to:
- accept the changed arrangements as notified; or
- make alternative arrangements with Guisborough Hotels Limited; or
- cancel your reservation and receive a full refund of any monies which you have paid to Guisborough Hotels Limited in respect of your reservation (please note that we shall not be liable for any sums which you have paid to any other persons in connection with your reservation).
For the avoidance of doubt, we shall have no further liability to you for any changes to or the cancellation of any stay with us.
Pre-Authorisation
A valid credit or debit card is required for pre-authorisation. A holding fee for the total cost of your stay plus 15% will be secured against your card. Any unused balance will be released following your departure.
Payment
You are required to settle your bill prior to departure from the hotel.
On arrival you will be asked to produce a valid credit or debit card for the hotel to take pre-authorisation. If you are settling your account in cash, full payment will be required on check-in, any extras which you may incur in the hotel will not be charged to your room account and should be paid for at the time of ordering, including room service).
Guisborough Hotels Limited accepts all major credit cards, including MasterCard, Visa and American Express.
Children
Up to two children aged 12 and under can stay and take breakfast when sharing a suitable room with two adults on the same room basis at the rate of £15 per child, per night, inclusive of breakfast. Children under the age of 5 can stay free of charge.
The hotel will determine whether a room is suitable for the purpose of this offer. Children staying in their own room will be charged 100% of the full adult rate paid by the accompanying adults.
Guests with Impaired Mobility
Our hotel offers modified facilities for guests with impaired mobility. Guests with impaired mobility or other particular requirements should check with the hotel in advance that their requirements can be met. Please call the hotel direct for details.
Dogs
We welcome dogs in certain bedrooms, unfortunately dogs are not allowed in the shepherd huts, public areas of the hotel or dining areas. A fee of £15 per night applies.
Arrival and Departure
- Bedrooms available to check-in from 2pm (unless otherwise stated)
- Bedrooms must be vacated by 11am (unless otherwise authorised)
Guests arriving from overseas are legally required to present their passport and provide details of their next destination at check-in. Without this information, we may not be able to honour the booking. This requirement applies to all guests over 16, and records are retained for 12 months as required by law. Guests under the age of 18 must be accompanied by an adult, and we reserve the right to refuse entry to unaccompanied minors.
Group Bookings

Dining
Rates which include breakfast offer a full traditional or continental breakfast with tea or coffee, unless stated otherwise. Rates which include dinner include three-course meal from either Chaloner’s Restaurant or De Brus Bar & Grill, subject to availability. There is no refund for meals which are not taken by guests and lunch cannot be taken in place of dinner.
Dinner reservations must be booked in advance of arrival. If your booking includes dinner, please reserve your preferred slot at the time of booking.
During your stay
Whilst every effort is made to fulfil any particular requests which you may make in relation to your stay with us, please note that these requests do not form part of our contract and we cannot guarantee that we will be able to meet any particular requests.
Rooms
The images of rooms and facilities on our website are for guidance only and rooms allocated may vary slightly from those images. Your reservation is for a particular room type and, whilst we will try to accommodate specific room requests, unfortunately we cannot always guarantee that you will be able to stay in a specific room during your stay.
The Revival Zone
Treatments in the Revival Zone will incur additional charges. It is your responsibility to ensure the treatments you select are suitable for you. Some treatments may not be suitable for you if you have a health condition/s or if you are pregnant. Treatments are subject to suitability; we reserve the right to refuse treatments for safety reasons.
Car Parking
Car parking is free at Gisborough Hall. We are unable to take responsibility for your car or any belongings that are in your car whilst you are onsite. Please make sure that all valuables are removed from your car.
Noise
We ask all guests to respect others by keeping noise to a minimum in bedrooms, hallways, and public areas.
No Smoking
Smoking and vaping are not permitted inside Gisborough Hall at any time. Gisborough Hall has designated outdoor smoking areas. If we suspect smoking has taken place in your room during your stay, we reserve the right to charge the card you used to secure your room a reasonable fee for cleaning. We reserve the right to terminate the remainder of your stay if our smoking policy is not respected.
Accidents
Accidents and injuries must be reported to a manager immediately and no later than 24 hours after the incident. This information is needed to comply with our health and safety obligations and for insurance purposes.
Inappropriate Behaviour
Guests are expected to behave appropriately at all times. Aggressive, abusive or illegal behaviour, including harassment of staff, will not be tolerated. We reserve the right to remove guests who do not comply with this policy, and no refund will be given. Any criminal acts will be reported to the police.
Damage
Guests are kindly asked to respect Gisborough Hall’s rooms and hotel facilities. In the event of damage to the room during your stay or missing items upon departure, we reserve the right to charge the card used to secure the room booking.
Loss or Damage
We shall not be liable to any guest for any loss, damage or injury suffered by our guests or to their property. However, this does not exclude or limit in any way our liability where it would be unlawful to do so, and which includes liability for death or personal injury caused by our negligence (or the negligence of our employees, agents or subcontractors) and for fraud or fraudulent misrepresentation.
Personal Information
Your personal information will be processed in accordance with our Privacy Policy and in compliance with GDPR regulations.
Gift Vouchers
Guisborough Hotels Limited gift vouchers should be presented on check-in, when paying for your meal or on arrival at our Revival Zone.
Gift vouchers validity/ expiry dates are noted on each voucher. Gift vouchers can be used to settle accounts in either in full or part payment, but change cannot be given. Vouchers can only be used up to a maximum of £2,000 in any one transaction. Gift vouchers cannot be exchanged for cash, replaced if lost and are non-transferable. No refund of money will be made once a voucher has been purchased and no change can be given unless Guisborough Hotels Limited withdraw vouchers without prior notice. Guisborough Hotels Limited cannot accept responsibility for the loss or theft of a Guisborough Hotels Limited gift voucher after it has been issued. Guisborough Hotels Limited reserve the right to amend these Terms and Conditions.
Complaints
Any complaint or comment regarding a stay at our hotel should be made in the first instance to the hotel’s duty manager at the time of your stay so that it can be resolved at the time.
Problems which cannot be resolved there and then should be notified in writing to Hotel Manager, Gisborough Hall, Whitby Lane, Guisborough, TS14 6PT or via email to welcome@gisborough-hall.com
General Information
Although every effort has been made to ensure the accuracy of the information set out on our websites and marketing campaigns, we cannot accept responsibility for any errors or omissions, and reserve the right to vary, amend, supplement or cancel any of the information or offers featured on our websites or email campaigns or otherwise at any time.
All details are correct at time of going to print, however may be subject to change from time to time.
Guisborough Hotels Limited shall not be responsible for any loss or damage which you may suffer arising out of events beyond its control or the control of its suppliers (including, without limitation, fire, failure of electrical, gas or other power supplies, strikes, industrial action, terrorist activity, technical problems with transport, illness of entertainers and bad weather), nor for any curtailment, cancellation or change to any accommodation, activity or itinerary or any other consequences which arise as a result of such events.
For the avoidance of doubt, nothing in these terms and conditions shall operate to attempt to exclude or limit Guisborough Hotels Limited liability for the death or personal injury of any person caused by the negligence of Guisborough Hotels Limited or its employees, servants or agents or to attempt to exclude or limit Guisborough Hotels Limited liability in any manner which would be unlawful.
These terms and conditions shall be subject to the laws of the jurisdiction in which the hotel is situated.
